High Rise Building Manager
Requirement:
- Minimum 8 years of proven leadership as a Building or Facility Manager, with extensive experience managing high-rise buildings, shopping malls, hotels, or industrial facilities with active BNSP Level 8 (Electrical/MEP) certification; CDCP strongly preferred, complemented by added credentials in K3, Asset Management (ATBG), and Fire Safety/Emergency Response.
- Oversee full-spectrum building operations, ensuring safe, clean, and efficient environments through structured daily management and supervision.
- Demonstrate strong mastery of MEP building systems, including electrical (LV systems, panels, gensets, UPS, grounding), HVAC (chillers, cooling towers, AHU/FCU), and plumbing (pumps, piping, STP/WWTP), ensuring optimal performance and reliability.
- Ensure full compliance with technical standards and regulations, including PUIL, SNI, NFPA, Permen PU, and applicable building codes, through rigorous monitoring and operational control.
- Develop and manage operational excellence frameworks, including OPEX/CAPEX budgeting, preventive and corrective maintenance plans, SOPs, SLAs, and KPIs to drive efficiency and cost control.
- Oversee vendor and contractor performance, leading tender processes, technical evaluations, and commercial negotiations while conducting facility audits and delivering actionable improvement recommendations.
- Lead, develop, and inspire building operations teams, managing workforce planning, training, performance evaluation, and continuous improvement initiatives to enhance operational efficiency and tenant experience.
- Demonstrates exceptional leadership and stakeholder management, aligning diverse teams through strong communication to drive operational excellence.
- Proficiency in English both in written and spoken. Bachelor's degree from Civil Engineering, Electrical Engineering, Mechanical Engineering or related fields.
